A Reserve Fund Study is a specialized investigation of a Condominium Corporation to assess the condition of the Condominium property for the establishment of an idealized replacement plan over a 30 year period encompassing all of the Corporations major common elements. The review includes structural, architectural, mechanical and electrical components as well as a financial review of the existing Reserve Fund with a financial projection and recommendations for annual contribution levels. Written findings for each element are provided for detailed information and the financial plan is projected in tables over the full 30 year timeframe to allow for internal planning and budgeting by the corporation. The Condominium Act C170 RM 164/2014 requires the completion of a Study for most Corporations throughout the Province with updates necessary every 5 years. Our firm has been actively providing Reserve Fund studies for over 20 years and our team of experts is continually working with corporations throughout the Province on the creation and update of their studies to aid in long term financial planning efforts.
